FULL TITLE SEARCH
Research chain of title back to sovereignty of land, proving ownership of all interest in both the mineral and surface estate, includes title run-sheets and ownership reports.
CURRENT OWNER SEARCH
Research current ownership of a parcel of land, obtain correct legal description, provide current and past tax status, locate liens, releases, judgments, and out conveyances executed by current owner.
TWO OWNER SEARCH
Research includes everything from current owner search plus research of one prior owner of the property.
THREE OWNER SEARCH
Research includes everything from current owner search plus research of two prior owners of the property.
INSTITUTIONAL LENDER SEARCH
Research is conducted from the current deed of record forward locating any open mortgages/deed of trusts, judgments, tax liens, pending suits, and UCC flings that affect the subject property. Tax status information is provided.
DEED REPORT
Location of the last conveyance of the property to the current owner. Report includes correct legal description and tax information.
MORTGAGE REPORT
Location of any open or outstanding mortgages of record. Report will include lender name, loan amount, execution date, recordation date, document number and if the document was signed by the proper entity. Assignments of the lien will also be reported.
BRINGDOWN REPORT and DOCUMENT RECORDATION
Location of any open or outstanding mortgages of record. Report will include lender name, loan amount, execution date, recordation date, document number and if the document was signed by the proper entity. Assignments of the lien will also be reported. Provided document will be recorded within specified time period. Recording receipt will be sent to client promptly.
UPDATE REPORT
Perform a bringdown search from the effective date of the last search reported on the property, reporting any changes affecting the property.
SINGLE INDEX SEARCH
We will search for certain items filed of record within a certain time period (ie. federal and state tax lien search, probates, divorces, missing deeds, etc...).
PLATS & EASEMENTS SEARCH
Search of Public Records for the original plat of a subdivision or addition, including a search for all easements affecting the subject property from the date of the plat forward through the developer.
